Saving Lives and Saving Money: Montgomery County’s Residential Fire Sprinkler Tax Credit

When it comes to protecting your family and your home, residential fire sprinklers are one of the most effective life safety measures you can install. Now, if you live in Montgomery County, Maryland, there’s another reason to consider installing them: a substantial one-time property tax credit.

A Life-Saving Incentive

Effective since September 18, 2000, Montgomery County residents are eligible for a one-time property tax credit of up to 50% of their county property tax on dwellings for installing a fire sprinkler system. This incentive applies to:

  • Detached single-family homes
  • Attached dwellings
  • Units in multi-family buildings

The only restriction? The property must not already be required by law to have a sprinkler system. This makes it ideal for existing homes, built before residential sprinkler requirements were adopted.

How Much Can You Save?

The credit is calculated as the lesser of:

  • 50% of the annual property tax bill on your dwelling, or
  • The total cost of the installed sprinkler system

For example, if your county property tax on the dwelling is $5,000, you could receive $2,500 credit. Combined with potential homeowner’s insurance discounts (often around 10%), the savings can significantly reduce your out-of-pocket installation cost.

How to Apply

Applying for the credit is straightforward:

  1. Install your sprinkler system in compliance with applicable codes and standards.
  2. Apply in the same year the system is installed.
  3. Contact the Montgomery County Department of Finance at 240-777-8931 or call 311 to get your process started.
  4. Provide:
    • Proof of code compliance
    • Documentation of installation costs
